Four Priced Sales Define Quiet July Stretch in Rochester Housing Market

ROCHESTER -- Plymouth County deed records show 13 property transfers in Rochester between June 26 and July 25, but only four of them carried a market sale price, with the top two sales landing on the same street on the same day.

MARKET OVERVIEW The registry recorded 13 total transfers in Rochester during the period, but nine of those were nominal-consideration transfers, recorded for token amounts such as $1 or $10, and are not counted as market sales. Among the four transfers that carried an actual sale price, prices ranged from $425,000 to $920,525, with a median of $837,000. With just four priced sales in a month, the data offers a limited sample, and it's not possible to characterize the period as particularly active or quiet relative to typical volume without additional months of comparison.

TOP SALES The highest-priced sale was 234 Walnut Plain Rd, which sold June 26 for $920,525. Botelho Custom Homes LLC sold the property to Stephanie Cannon and Ryan Joseph Oliveira. Next door, 224 Walnut Plain Rd sold the same day for $914,000, also from Botelho Custom Homes LLC, to David Wilcox and Devin Vance. At 1 Dr Braley Rd, Daniel K. Blizard and Lillian B. Blizard sold to Robert Joseph Pratt for $760,000 on July 1. The fourth priced sale, 43 Hartley Rd, sold June 30 for $425,000, with Oliveira Investment Inc. as seller and Cameron J. Alves as buyer.

NEIGHBORHOOD BREAKDOWN Walnut Plain Road accounted for half of the period's priced sales, with both transactions closing June 26 and both sold by the same seller, Botelho Custom Homes LLC. By price tier, one sale fell under $500,000 (43 Hartley Rd, $425,000), and three fell between $500,000 and $1 million (1 Dr Braley Rd at $760,000, 224 Walnut Plain Rd at $914,000, and 234 Walnut Plain Rd at $920,525). No sale in the period exceeded $1 million, and no sale price has yet to post for any of the other nine recorded transfers, as all nine were nominal-consideration filings rather than pending-price market sales.
