Two Walnut Plain Road sales anchor month's priciest Rochester transactions

ROCHESTER -- Twelve property transfers were recorded in Rochester during the four weeks ending July 25, according to Plymouth County Registry of Deeds data. Only five of the transactions listed a sale price, but those ranged from $425,000 to $920,000, including a matched pair of new-construction sales on Walnut Plain Road that closed the same day.

MARKET OVERVIEW Twelve deeds were recorded in Rochester from June 26 through July 25. Five of the 12 listed a sale price, ranging from $425,000 to $920,000, with a median of $760,000. The other seven transactions did not disclose a consideration amount, which is common for family, trust or estate transfers. Based on raw count alone, 12 recorded transfers is a moderate volume for the period, though more than half involved no reported sale price, limiting how much the transaction count reflects open-market activity.

TOP SALES The month's highest-priced sale was 234 Walnut Plain Rd, which sold for $920,000 on June 26. Botelho Custom Homes LLC sold the property to Stephanie Cannon and Ryan Joseph Oliveira. Next door, 224 Walnut Plain Rd sold the same day for $914,000, with Botelho Custom Homes LLC selling to David Wilcox and Devin Vance. At 1 Dr Braley Rd, Daniel K. and Lillian B. Blizard sold to Robert Joseph Cipriani Pratt for $760,000 on July 1. A condominium at 13 Bisbee Dr, Unit 13, in the Center Village Condo complex, sold for $526,000 on June 30; the Eleanor M. Morad Trust, with Eleanor M. Morad as trustee, sold to Lynn A. Gurney. The lowest disclosed sale was 43 Hartley Rd, which sold for $425,000 on June 30, with Oliveira Investment Inc. selling to Cameron J. Alves.

NEIGHBORHOOD BREAKDOWN Walnut Plain Road accounted for two of the month's five disclosed sales, both closing June 26 with the same seller, Botelho Custom Homes LLC, at neighboring addresses 234 and 224. By price tier among disclosed sales: one transaction fell under $500,000 (43 Hartley Rd at $425,000); three fell between $500,000 and $1 million (13 Bisbee Dr at $526,000, 1 Dr Braley Rd at $760,000, and 224 Walnut Plain Rd at $914,000); and one more, 234 Walnut Plain Rd at $920,000, also fell in that range. No sale in the period exceeded $1 million.

MARKET NOTES Seven of the 12 recorded transactions did not disclose a sale price, and most of those were transfers into or within family trusts: 37 Robinson Rd (Ducharme), 160 Pine St (McCombe), both 0 County Rd and 0 High St (Baptiste, into the Baptiste Family Living Trust), 37 Nathaniels Dr (Medeiros to Medeiros and Bailey), 22 South St (Crockford, into the South Street Real Estate Trust) and 20 Paulinas Way (Leonard to the Paulinas Realty Trust). Bed, bath and square-footage figures were not available in the deed records for any property, so price-per-square-foot could not be calculated. Of the disclosed sales, one was a condominium unit (13 Bisbee Dr) and the rest were single-family or land parcels; two undisclosed-price transfers (0 County Rd and 0 High St) were recorded as vacant land under "SEE BOOK" designations.
