Rochester home sales ranged from $425,000 to $930,000 this period

ROCHESTER -- Plymouth County Registry of Deeds records show 14 real estate transactions recorded in Rochester between June 19 and July 18, but only five carried a market sale price. The remaining nine were recorded for nominal consideration, typically signaling transfers within family trusts or estate planning rather than open-market sales.

MARKET OVERVIEW Of the 14 recorded deeds, five reflected an actual sale price, ranging from $425,000 to $930,000. The median sale price among those five was $914,000. The other nine transfers were recorded for nominal consideration under $10,000 and are not counted in the price range or median, as they do not represent market transactions. With only five priced sales in a 14-entry dataset, raw volume of market sales was limited for the period, though the share of nominal-consideration transfers was notably high.

TOP SALES The highest-priced sale was 47 Mayflower Lane, which sold for $930,000. William H. Jahn and Anna M. Jahn sold the property to Michael and Rachel Van Riper. At 234 Walnut Plain Road, Botelho Custom Homes LLC sold to Stephanie Cannon and Ryan Joseph Oliveira for $920,525. Nearby at 224 Walnut Plain Road, Botelho Custom Homes LLC also sold to David Wilcox and Devin Vance for $914,000. At 1 Dr Braley Road, Daniel K. and Lillian B. Blizard sold to Robert Joseph Pratt for $760,000. The lowest of the priced sales, 43 Hartley Road, sold for $425,000, with Oliveira Investment Inc. as seller and Cameron J. Alves as buyer.

NEIGHBORHOOD BREAKDOWN Walnut Plain Road accounted for two of the five priced sales, both sold by the same entity, Botelho Custom Homes LLC, at 234 Walnut Plain Road ($920,525) and 224 Walnut Plain Road ($914,000). By price tier, one sale fell under $500,000 (43 Hartley Road at $425,000) and the remaining four fell between $500,000 and $1 million: 1 Dr Braley Road ($760,000), 224 Walnut Plain Road ($914,000), 234 Walnut Plain Road ($920,525) and 47 Mayflower Lane ($930,000). No sale in this period exceeded $1 million, and no other street produced more than one priced sale.

McCombe and Dwight C. McCombe III at 160 Pine St.; Suzanne L. Baptiste's transfers into the "Baptiste Family Living Trust" covering three separate parcels, including 0 County Road and 0 High St.; and Jeremy J. Crockford's transfer of 22 South St. into the "South Street Real Estate Trust." Other nominal-consideration transfers, including 37 Nathaniels Drive, 20 Paulinas Way and 157 Alley Road, involved trust or buyer names that did not show a clear family link to the seller in the deed data.
