Rochester Median Home Sale Price Reaches $707,000 Amid Four July Transactions

ROCHESTER -- Four properties changed hands for market-rate prices in Rochester between July 3 and Aug. 1, with sale prices ranging from $308,000 to $762,900, according to deeds recorded at the Plymouth County Registry of Deeds. Six additional transfers recorded during the period carried only nominal consideration, meaning they were not arm's-length sales.

MARKET OVERVIEW

Ten deeds were recorded in Rochester during the period, but only four reflect actual sale prices. Among those four, prices ranged from $308,000 to $762,900, with a median of $707,000. The remaining six transfers were recorded for nominal consideration, typically $1 or $10, and are not included in the price range or median. With just four priced sales, the raw count suggests a quiet month for market transactions, though the nominal-consideration transfers indicate additional property activity within families and trusts that does not reflect buying and selling at market value.

TOP SALES

The highest-priced sale was 15 Cross Rd, Lot 12, which sold for $762,900 on July 16. Sarajon Realty LLC sold the property to Awad Mora and Dalia Tosa. The second-highest sale was 119 County Rd, which sold for $729,000 on July 17; Sarajon Realty LLC also sold that property, to Patrick M. Taylor and Hailee Bouchie. At 47 Walnut Plain Rd, Scott and Brenda Pierce sold to Benjamin J. Harris for $685,000 on July 30. The lowest of the four priced sales was 105 Quaker Ln, which recorded at $308,000 on July 17; Paul R. and Joanne Costa were the sellers, with Paul R. Costa listed as the buyer.

NEIGHBORHOOD BREAKDOWN

Sarajon Realty LLC was the seller in two of the four priced transactions, at 119 County Rd and 15 Cross Rd, Lot 12, accounting for half of the market sales recorded this period. The other two priced sales, at 47 Walnut Plain Rd and 105 Quaker Ln, were on separate streets with no overlapping sellers or buyers. By price tier, three of the four sales fell in the $500,000-to-$1 million range ($685,000, $729,000 and $762,900), while one sale, at 105 Quaker Ln, fell below $500,000. No priced sales exceeded $1 million during the period.

MARKET NOTES

Six of the 10 deeds recorded in Rochester this period were nominal-consideration transfers rather than market sales. Several involved shared surnames or trust designations in the grantor and grantee names: 19 Mattapoisett Rd moved between Alexander C. and Christina J. DeVilliers and trusts bearing their names; 23 Pierce St moved between Janelle Carlson, trustee of the Pierce Street Irrevocable Trust, and Suzanne M. Carlson, trustee of the Pierce Street Revocable Trust; 37 Robinson Rd moved between Brian Douglas Ducharme and trusts held by Brian D. and Lorrie A. Ducharme; 99 Wolf Island Rd moved between Ralph W. and Carolyn Perry, as trustees, and the Perry Irrevocable Trust; 160 Pine St moved between Christine E. and Dwight C. McCombe Jr. and trusts held by Jey C. and Dwight C. McCombe III; and 132 Pine St moved from Connie Fillip to Barry E. Fillip. Two of those nominal transfers, at 132 Pine St and 160 Pine St, occurred on the same street. Bed, bath and square-footage figures were not available in the deed records for any property, so no price-per-square-foot comparisons could be made this period.
